Your home, personally managed.
One trusted person who knows your house, keeps its calendar and handles the vendors — so your time goes where you'd rather it went.
We're paid by you, and only by you.
Sweet Apple Home ManagementSusan,
A quick note on the house. We've scheduled the chimney sweep for the 21st at nine, and the gutter crew comes the week after the leaves drop.
Everything looked good on my visit Tuesday. I changed the HVAC filters, tested the smoke detectors, and put the faucet covers on ahead of the first freeze.
I also met the HVAC company about that $11,800 quote. It isn't a replacement; it's the blower motor, about $640. Say the word and I'll have them out this week.
Looking ahead, the water heater is eleven and working fine. Nothing to do yet; it's on our list for the next couple of years.
That's it for this month. Call me anytime.
What your home manager does
Everything the house needs, kept in one pair of hands.
The visits
A full walkthrough on the schedule you choose — once a year, quarterly, or more often. The small fixes while we're there, and a written report with photos after every one.
The calendar and the vendors
Every service scheduled, chased and checked. We read every quote before you sign, and push back on the ones that don't add up. On site when it matters.
The phone, answered
By name, by someone who knows your house. Your manager's associate handles the day-to-day — scheduling, vendors, the monthly note — so your manager is free for what matters.
Three steps. Then it's handled.
A conversation
Twenty minutes with Michael, by phone or over coffee. No visit until you've decided.
The first visit
We learn the house, meet your vendors, and build its record, calendar and ten-year plan.
Every season after
You hear from us before you need to.

From our family to yours
Sweet Apple is run by the two of us, from our home in north Roswell. It began with the houses of our own family — the gutter nobody could get to, the HVAC quote that didn't add up, the list that kept getting longer because nobody nearby owned it.
We want that responsibility. Our members would rather spend their time on the things they've earned the time for, and we think that's exactly right.
One plan, for the whole house.
Priced to the house — its size, its systems, and how often you'd like us there. One membership covers the home and everyone who lives in it.

I'm perfectly capable of managing my own home.
Of course — so are most of our members. This is for people who would rather not, the way you might use a travel advisor or a wealth manager. It isn't about ability. It's about where your time goes.
What if I want to cancel, or I'm not happy?
Tell us, and we'll do what we can to put it right. If you'd still rather stop, we understand. Cancel anytime by text; it takes effect at the end of the month. Annual members receive a refund of the unused months. And in your first 90 days, the setup fee is refunded in full, no questions asked.
Who comes into the house?
Your home manager — the same person every time — and, when a job calls for it, a handyman from our bench. You'll have the name and the face of anyone coming to the house before they come. Everyone who enters your home has been background-checked, and we're insured. We never keep a key or a code unless you ask us to.
What does it actually cost?
From $450 a month, and we price from the house rather than from a menu. A 2,400-square-foot ranch with a visit once a year is near the starting price; a large home with a pool, a generator and three heating systems is more, because it takes more. Tell us about the house on the call and we'll give you a number, in writing, before anything else happens. Join for the year and the setup fee is waived.
Do you make money on the repairs?
No. Labor is billed at a flat member rate, materials at cost, and we take nothing from any contractor. Our only incentive is that you keep us.
Who will I actually deal with?
Two people, and you'll know both. Your home manager, for the house and the decisions that matter. His associate, for the day-to-day — she answers the phone, keeps the calendar and chases the vendors. The same two people, every time.
Is this home care?
No. We're not a home-care agency and we're not a contractor. We manage the house — the calendar, the vendors, the small fixes — for people who are perfectly able to run their own lives and would rather not run their own maintenance.
I already have a handyman I like.
Keep him. We'll put him on the calendar and make sure he shows up.
Can my family see what's going on?
Only if you'd like them to. Name whoever should receive the report — a daughter, a son, no one — and change it whenever you like. The home record is yours, and sharing it costs nothing. If you'd like someone outside the house to be able to call us and make decisions on your behalf, that's a separate arrangement we'll set up with you, and it's priced differently.
How does Neighbor in Need work?
We're a business, and proud to be one. We also believe a company that looks after homes in this community should look after a few that can't pay for it. A couple of mornings a month, we go to a nominated neighbor's house and take care of what they can't, at no charge. Our members fund it: every membership covers one morning a year. A neighbor we help is never pitched, never followed up with, and never added to a list.

Know an older neighbor who could use a hand?
A couple of mornings a month, we go to a neighbor's house and take care of what they can't — the gutters, a loose railing, the things that need a ladder or a second pair of hands. One morning, on us. Our members make it possible: every membership covers one morning a year.
Nominate someone. If we can help, we'll call you to set it up. We don't sell the neighbor anything — that morning or afterward.
Nominations are chosen as our schedule allows. Your details are used only to arrange the morning.
Thank you.
We've received your nomination.
Start with a conversation.
Twenty minutes with Michael. Tell us a little about the house, and what you'd rather not be spending your time on.
Thank you.
We'll call you within a day.
